What Ingleside is built from
Ingleside Avenue and the streets around Ingleside Village: 1920s and 1930s bungalows, Tudor Revival cottages and later brick ranches, nearly all of them still on their original heart-pine floors, with rugs laid over the boards rather than fitted carpet.
Owners who like that the house is old and have kept the floors rather than covering them. Inherited rugs are common, often the ones that came out of a larger family house somewhere else in the city.
The Ingleside problem
Heart pine is the reason, and it is a chemistry problem rather than a dirt one. Old-growth pine is loaded with resin and with tannin, and the boards in these houses have a century of wax, shellac and oil worked into them on top of that. None of it matters while everything stays dry. Introduce water — a knocked-over glass, a plant pot that overflowed, a floor mopped a little too enthusiastically, a rug put back down before a wet-cleaned floor was actually dry — and tannin migrates out of the boards into the cotton foundation of the rug lying on them. What appears is a yellow-brown line, usually tracking a board joint, usually along one edge, and usually noticed weeks after the event. Two things then make it permanent. Heat sets it, so a hairdryer or a steam machine finishes the job. So does the alkaline spot cleaner most people reach for, because tannin discolouration goes darker in alkali rather than lighter. Caught reasonably fresh it lifts with acid-side chemistry and a proper flush. It stops lifting at all once somebody has ironed a towel onto it.
